Begin at the entrance, with your hands full
Start your viewing at the point where a taxi would leave you. Follow the route with your normal arrival in mind: a suitcase, shopping bags or a tired child. Count changes of level before you reach the apartment. A ground floor label can still involve entrance steps; an upper floor home can have a convenient route if the lift and corridors suit your needs.
Try the lift, inspect the landing and ask how maintenance requests are handled. Establish which floors the lift actually serves. If stair use would be difficult, treat dependable access as a decision criterion from the first enquiry. Include furniture delivery and the route used when the lift is unavailable in your questions.

Compare each level by what you gain
These are viewing priorities, rather than fixed qualities of every apartment. The building design can change the answer. Use the same questions at every development, and record what you personally observed.

Compare similar apartment sizes within one building where possible. That makes the effect of floor level easier to distinguish from differences in layout or finishing.

Sit down before deciding on the view
A view photographed at the balcony edge may disappear when you sit on the sofa. Look from the dining position, bed and a normal outdoor chair. Check whether balustrades, walls or planting change the outlook. Walk into the room without approaching the glass: does the view still contribute to the space?
Privacy deserves the same practical test. On a lower level, consider the relationship between windows and walking routes. On an upper level, look across to neighbouring balconies and rooms. Height alone does not establish privacy.
Separate the present view from assumptions about nearby land. Request available plans and ask what is known about neighbouring construction. Keep any unanswered question visible in your comparison. A clear outlook today is valuable to evaluate, but an empty plot is not evidence that it will remain unchanged.
Listen at the apartment, then inspect what surrounds it
Spend a few minutes quietly in the bedroom and living room with windows both open and closed. Identify the sources you can actually hear: an entrance door, a lift landing, a pool, a neighbouring balcony or rooftop equipment. Do not assume a higher floor will remove every sound.
Ask what sits immediately above, below and beside the apartment. A top floor home may have a roof area or equipment overhead; a lower apartment may sit beside a service route. Request access to relevant shared areas with the seller or manager.

Give the top floor a specific roof conversation
If a top floor apartment is your favourite, ask about the roof assembly, insulation, waterproofing and maintenance access. Request available specifications and records rather than trying to judge construction from a freshly painted ceiling. Ask the inspector to explain any visible staining or cracking.
The US Environmental Protection Agency explains that reflective roofing can reduce heat transferred into a building. That general principle makes the actual roof specification worth investigating; it does not establish the temperature or electricity costs of a particular apartment.

Request two levels before choosing one
Hypothetical example: a buyer starts with a top floor preference because of the outlook. After viewing, they choose a middle floor apartment where the seated view is still attractive and the route home better suits regular family visits. Another buyer may happily accept the longer route for a more open setting. Both are coherent decisions.
Describe your ideal home using three priorities: the access you need, the outlook you want and the privacy you expect. Tell us which compromise you would accept.
