Compare the space as a working part of your home
Measure where furniture would go, leaving the door, circulation route and any service access clear. A compact, well-arranged terrace may support your plans more easily than a larger area with awkward corners.

Make the description match the documents
Ask for the outdoor area to be identified clearly on the relevant plans and purchase documents. Have your independent local adviser explain what you acquire: ownership, an exclusive use arrangement or another right. A photograph, fence or the word “private” does not answer that question by itself.
Discuss boundaries, access by others, maintenance responsibilities and what happens when the apartment changes hands. If the roof contains water tanks, air-conditioning equipment or other building services, ask who needs access and how that works in practice.
Make your intended changes explicit. Ask about furniture, planters, shade structures, lighting and outdoor cooking, and request the applicable written permissions or restrictions. A furnished show image should not be treated as approval to build an enclosure. Resolve the arrangements for the particular property rather than relying on a general claim about all apartments in a development.
Look beneath the attractive finish
Walk the surface, inspect edges and thresholds, and locate drainage outlets without moving fixed covers or equipment. Note visible staining, loose finishes or standing water and ask a qualified professional to assess their cause. For a roof terrace, include waterproofing and the relationship to the rooms below in the inspection brief.

Before adding a large planter, heavy outdoor structure or water feature, obtain property-specific structural advice and the necessary permissions. Ask what the space was designed to accommodate. Visual spare space is not evidence of load capacity.

Plan the weeks when you are elsewhere

Think about how someone will enter while you are away. Agree key handling, visit records and a simple method for reporting an issue. Ask who can authorise a small repair and when your approval is needed for larger work.

Test the outdoor room you are buying

Hypothetical example: a buyer expecting frequent rooftop dinners realises that carrying everything upstairs would limit their use. A smaller garden terrace beside the kitchen becomes the better match. A second buyer who wants a separate reading retreat may make the opposite choice.
