A winter month and an ownership year answer different questions
Your spending during a January stay might include food, transport, utilities and leisure. The annual ownership picture also includes commitments that continue after you leave, preparation before you arrive and work completed while you are abroad. A quiet apartment can still generate bills.
Keep these views side by side. The occupied-month figure helps plan spending during a visit. The full-year total shows the cash needed to maintain the home for your chosen pattern of use. Dividing that total by occupied months is a useful comparison measure, but it is not the same as a bill you receive each month.
What remains payable when the apartment is empty?
Ask for the annual service arrangements, any owner-care agreement and the rules for subscriptions while you are away. Distinguish charges that continue from ones that can be paused, and include any reconnection or restart costs. Never assume an account can be suspended without checking the provider’s terms.
Review the maintenance arrangements alongside a written care plan. Which visits, checks and cleaning tasks are included? What is extra? Our property management guide helps you ask for an identifiable service, reporting frequency and repair-approval process instead of budgeting for an undefined “management” charge.
Calculate the cost of living in Hurghada per month used
This hypothetical example assumes €1,200 in annual ownership commitments and €600 of local spending for each occupied month. It adds €300 for one annual return trip and €150 for one arrival-and-departure service cycle. None of these amounts represents a current market price or recommended budget.
Spending more time in the home spreads the annual commitments across more months, but also increases total spending. This distinction matters: a lower cost per occupied month does not mean the year becomes cheaper. Use a realistic travel calendar, rather than increasing your planned stay simply to improve an average.
| Cost component | 3 months used | 6 months used |
|---|---|---|
| Annual ownership commitments | €1,200 | €1,200 |
| Occupied-month spending at €600 | €1,800 | €3,600 |
| One annual return trip | €300 | €300 |
| One arrival/departure service cycle | €150 | €150 |
| Total illustrated annual cash allocation | €3,450 | €5,250 |
| Allocation per occupied month | €1,150 | €875 |
Purchase price, finance or instalments, transaction costs, furnishing, repair reserve, insurance, healthcare, applicable taxes and costs of any other home are outside the example. Add your relevant items. Figures assume only one trip and one service cycle in either case.
One long stay can differ from several short visits
Three separate visits may require three sets of travel, airport transfers and preparation, even if they add up to the same number of nights as one longer stay. Check actual flights for your routes and dates, then include luggage and transfer needs. Keep an alternative-date allowance if your plans are flexible.
Ask whether cleaning and property checks are charged per visit, per task or under an annual agreement. A calendar with arrival and departure dates makes these charges easier to compare. For destination context, the official Hurghada guide can help you choose activities; it does not establish your property’s private beach rights or seasonal service availability.
Build the winter plan from winter evidence
Ask for utility evidence from comparable occupancy and the months you intend to use the apartment. A summer bill, an empty-home bill and a winter occupied bill answer different questions. Your cooking, laundry and time at home also affect the result, so keep your own records once you begin staying there.
Internet is another calendar decision. WE publishes monthly and annual package options; compare the terms against your stay pattern and actual service availability. Avoid assuming an annual package is best because it has a discount. A longer commitment can still cost more than the service you would otherwise need.
Compare ownership with the way you would otherwise stay
If you would otherwise rent for the winter, compare accommodation of similar location, size and standard for the same dates. Include the purchase capital, transaction and setup costs, ongoing obligations and flexibility in the wider ownership decision. The running-cost example above leaves acquisition costs out, so it cannot establish that buying is cheaper.
Ownership can provide continuity: familiar belongings, a preferred layout and a place organised around your habits. Give those benefits their proper personal value without turning them into guaranteed financial savings. A trial stay near your shortlisted area can test the routine before you choose. Then ask Hurghadians Property for homes with documented costs suited to your intended season and length of stay.
Your buyer checklist
- List every annual obligation, including periods abroad.
- Count trips and preparation cycles separately from occupied months.
- Compare utilities using similar dates and occupancy.
- Check subscription pause, renewal and restart terms.
- Assess the full acquisition decision separately from running costs.
