Give your Hurghada resort three separate timelines
Start with apartment readiness: finishing, inspection, snagging and the process for receiving access. Next, record building readiness: entrances, lifts, corridors and the services that support occupied homes. Finally, record the operating status of shared facilities, such as pools, reception, landscaping and any advertised commercial spaces.
Use three columns labelled available now, written future commitment and awaiting confirmation. Date every observation and identify its source. This prevents an image of the final masterplan from being treated as evidence of present conditions. A useful shortlist compares what each property offers for your intended first stay, not simply what each completed scheme might eventually contain.
- Separate apartment completion from shared facilities opening.
- Inspect the route residents will actually use during later construction.
- Ask for written commitments and a plan for essential services.
Walk the resident route through the current site
Ask to enter by the gate residents will use, travel to the correct block and reach the apartment as you would with shopping or luggage. Observe whether construction vehicles share any part of the route and ask how access arrangements will change as later phases progress.
Check what happens after dark, how deliveries are received and who deals with access problems. If the advertised route is temporary, request a clear explanation of the replacement. Buyers travelling with children or needing easier access should assess the actual route carefully; a finished lobby does not explain the whole journey from the street to the front door.
Confirm services through evidence you can understand
The UK government’s general overseas property guidance recommends checking usable utility connections and the developer’s outstanding commitments to utility providers. For a phased resort, turn that broad principle into specific questions about the apartment and building you are considering.
Ask who supplies water and electricity, how usage is measured and billed, and which arrangements are permanent or temporary. Request an explanation of internet availability and how a resident reports an outage. Have the relevant professional assess technical questions. A demonstration during a viewing is helpful, but ask what supports normal operation when more apartments become occupied.
Identify the amenities that genuinely affect your decision
Choose the three facilities you expect to use most. For each, ask whether it is open, who may use it, what operating conditions apply and whether an additional payment is involved. A completed pool shell, for example, does not establish that the pool is operating or available to residents.
Check how resort costs relate to the services available using our maintenance-fee questions for buyers. Ask how any promised facility is described in the transaction documents and let your independent lawyer review the significance. Where opening dates remain estimates, consider whether you would still choose the apartment if that facility opened later than expected.
Share your planned arrival date and the facilities you consider essential. We can help build a Hurghada shortlist around those specific requirements.
Assess the experience of living beside later phases
View from the apartment’s actual windows and balcony. Locate the remaining work relative to bedrooms, outdoor seating and the route to shared facilities. Ask about planned work areas, working hours, separation measures and the procedure for reporting concerns. Record answers without assuming the daily impact will be identical throughout construction.
Return at a different time where practical, or request a live walkthrough during ordinary site activity. Ask current residents what they have experienced, while recognising that another block may have different conditions. Evaluate your own tolerance: occasional holiday use, daily home working and full-time residence can lead to different choices in the same development.
Plan a first stay around the confirmed picture
Use our reservation-to-handover guide to connect your viewing notes with the purchase timeline. Put essentials such as access, usable services and required repairs on a first-stay checklist. Separate those from improvements you would enjoy but can comfortably wait for.
Before booking movers or arranging a long visit, request a fresh update that refers to your building and apartment. Agree who will notify you if relevant conditions change. Hurghadians Property can help compare available options against your arrival date and preferred facilities, so that your shortlist reflects the home you want to use and the community you expect around it.
