Count nights, not invitations
“Everyone will visit” is a lovely expectation, but a weak basis for choosing a larger property. Write down the households you realistically expect, their likely visit length and whether dates overlap. Distinguish confirmed plans from an open invitation. Two couples visiting in different months create a different space requirement from a family arriving together.
Also decide how much privacy you want while hosting. If guests sleep in the living room, where will you have breakfast, make a work call or relax before they wake? Use our apartment floor-plan guide to assess usable living space, rather than treating the bedroom count as a complete answer.
Separate guest spending from your normal budget
The useful number is the increase caused by the visit. Your existing internet subscription or regular ownership bill should not be counted again if it stays unchanged. Extra groceries, linen washing, occupied-room cooling, cleaning and outings belong in the visitor column when they genuinely add spending.
Agree whether you will host meals and excursions or share costs. That conversation is easier before arrival than after several restaurant bills. Check guest registration and occupancy arrangements with the building before relying on a sofa bed or an extra mattress. A home that accommodates visitors comfortably must work within its actual layout and operating rules.
A guest visit and the cost of living in Hurghada
Consider an owner who expects four separate guest visits in a year. The table assigns a made-up spending allowance to each visit. It excludes the owner's ordinary household budget and any accommodation paid directly by guests. Its purpose is to expose the additional categories, not to quote Hurghada prices.
At €170 per visit, four visits would add €680 over the year. If guests pay for restaurant meals or transfers, remove those items from the owner's allowance. If a longer visit requires an internet add-on, add the actual provider charge. An honest small budget is more useful than a generous estimate with hidden assumptions.
| Additional item | Per visit | Four visits |
|---|---|---|
| Shared groceries | €60 | €240 |
| Laundry and extra cleaning | €35 | €140 |
| Additional utility allowance | €25 | €100 |
| Owner-funded outings and transfers | €50 | €200 |
| Total additional owner spending | €170 | €680 |
Replace each allowance with your own receipts or written quotes. Existing household costs and guest-funded accommodation are excluded.
Do you need a guest bedroom all year?
Compare three arrangements: an additional bedroom, a flexible room you also use yourself, or occasional nearby accommodation. For the larger apartment, record the purchase-price difference separately from annual spending. Add the extra furnishing and any documented difference in ongoing charges. Do not divide the entire purchase premium by guest nights and present it as a hotel bill; the capital decision and its possible future resale value are different questions.
A dual-purpose room can be attractive when a desk, storage and a comfortable guest bed fit without daily rearrangement. Measure the furniture clearances. A second room that improves your own routine has value even when nobody visits.
If visitors have different sleep schedules, test the route from the spare room to the kitchen and bathroom. A door, a quiet corner and somewhere for luggage may improve a visit more than additional decorative floor space.
Make visits easier through the apartment specification
Look for practical storage for spare linen, enough seating, a place to dry laundry and a dining arrangement suited to your usual guest group. Check whether different sleeping rooms can be cooled independently. These details affect comfort and use without needing a larger living area simply for appearance.
For household habits, the Egyptian electricity regulator's appliance-efficiency guidance is a useful reference. For shared streaming and video calls, review WE's current internet packages and add-ons. Published package information does not confirm that a particular building can receive the service.
Turn your guest plan into a viewing brief
Give your agent a specific instruction: your normal household size, your busiest realistic guest week and the space you refuse to sacrifice. Ask to see both the smaller apartment that suits everyday life and the larger alternative that handles visits. Compare them using the same furniture plan and annual calendar.
You can browse our Hurghada property projects with that brief in mind. The strongest choice is a home you enjoy throughout the year, with a workable plan for the people you want to welcome. Hosting should add pleasure to ownership without committing you to space, furniture and spending that your household rarely uses.
Your buyer checklist
- Write a realistic guest calendar before selecting a bedroom count.
- Check sleeping privacy and access to the bathroom.
- Confirm the building’s visitor and occupancy arrangements.
- Keep purchase premiums separate from visitor running costs.
- Agree who pays for meals, transport and excursions.
