Prepare the inspection before arriving
Request an appointment with enough time to inspect calmly. Bring the agreed specification, relevant plans, included-item list and any documented changes. Confirm that the apartment will be accessible, reasonably clean and ready for the agreed demonstrations. Ask in advance whether electricity and water will be available; a system that cannot be demonstrated should be recorded as untested.
Choose an appropriately qualified inspector for technical condition questions and agree exactly what the fee includes. If a professional claims RICS membership, use the RICS membership verification page or its contact route to check that claim. Membership alone does not establish the scope of your particular inspection.

Follow the same route through every room
Start at the entrance and work around each room in the same direction. Look at visible finishes, doors, windows, fittings and the included items against the specification. Photograph overall context before taking close-ups. A scratch photographed without its location is harder to explain after you leave.

Keep observations factual. “Bedroom window does not close during demonstration” is more useful than “poor quality windows.” Let the inspector explain technical causes and the appropriate remedial work.

Separate demonstrations from specialist testing
Ask the responsible representative to demonstrate installed equipment and show you the controls. Check the supplied models against the agreed inclusion list and collect manuals, warranty information and service contacts. Record whether each item was demonstrated successfully, showed a concern or remained untested.
A light switching on does not establish the safety of an electrical installation. Likewise, water flowing from a tap is not a complete plumbing assessment. Agree which technical checks your inspector will undertake and which require a suitably qualified specialist. Do not open electrical equipment, climb onto unsafe areas or carry out improvised load tests yourself.
For cooling equipment, ask for the operating demonstration and applicable service instructions. If utilities are unavailable, agree a further visit for the outstanding checks. Do not change “untested” to “passed” because an installation looks new or the model is familiar.
Turn observations into a usable repair register
Give every issue a reference, location, description and photograph. Add the date, the person receiving the report and the proposed next action. Keep the original photograph alongside any marked-up copy. Use the same references in messages so that a discussion about item B-04 does not become several unrelated conversations.
Ask the inspector to distinguish urgent safety concerns, defects affecting use and finishing items. These categories help plan work; they do not decide contractual rights. Record any disagreement about whether an item is included or acceptable and refer it to the relevant written specification.

Someone arranging access, someone inspecting condition and someone advising on the agreement have different responsibilities. Identify who owns each outstanding action and the date for a response.

Agree repair access and inspect the result
For each accepted item, request a proposed completion date and access arrangement. Clarify who will hold keys, supervise attendance where needed and secure the apartment afterward. If you have already delivered furniture, agree how it will be protected during the work.
Ask for completion photographs using the original issue references, then arrange a reinspection proportionate to the issue. A photograph may show repaired paintwork, but it cannot prove that an intermittent fault has disappeared. Your inspector should explain which items require an operating demonstration or another specialist check.
Record the result as completed and checked, still outstanding or requiring further assessment. Preserve the first report rather than overwriting it. A clean history makes it easier to distinguish an unresolved original item from something that developed later, and gives the next person inspecting a useful starting point.
Leave with a complete handover file
Keep the signed records, snagging register, photographs, agreed repair correspondence, key inventory and equipment documents together. Ask for an explanation of any acceptance form before signing and obtain appropriate independent advice if its wording affects rights or obligations. A repair promise in conversation should also appear in the written record.
If you will leave Hurghada soon, nominate the person authorised to receive updates and arrange access. State whether that person can approve work or simply report back. Schedule the follow-up while everyone is still available.
