A payment plan describes a sequence of obligations. The deposit percentage tells you how that sequence starts, but you also need the total contract price, installment frequency, first due date, final due date and any separate amounts. Request those details together for the apartment you are considering.
As checked in September 2026, the AMarina Blue project page markets 15% down, the balance over five years, scheduled delivery in 2029 and a 10% maintenance fee. The precise dates, payment frequency and maintenance calculation basis require confirmation in the selected unit’s documents.
That distinction matters because five years does not automatically mean sixty equal monthly payments. A plan might use another agreed schedule. Before comparing it with another apartment, obtain the developer-issued timetable and identify every amount outside the advertised installments. You can then see how the offer works as a complete purchase rather than judging it only by the initial deposit.
Turn a hypothetical price into real dates
Consider a hypothetical purchase price of €60,000. A 15% deposit would be €9,000, leaving €51,000. If, solely for this illustration, the balance were split into sixty equal monthly installments, each payment would be €850. This is a budgeting example, not a live apartment offer or a confirmed developer schedule.

Place maintenance and delivery on separate lines
Your purchase calendar also needs the costs that do not appear in the installment column. Keep maintenance, any applicable setup charges and your furnishing budget on separate lines, each with its own due date and source document. Ask whether an advertised maintenance amount is paid once, how it is calculated and whether other recurring charges apply.
In the hypothetical €60,000 example, maintenance would be €6,000 if the confirmed basis were 10% of that purchase price. That conditional amount sits outside the €60,000 purchase total and does not establish the terms of any available apartment.
Likewise, a delivery year and the last installment date are different calendar entries. In our invented monthly example, payments continue into 2031. Ask how the actual contract links possession, outstanding installments and any handover conditions. Confirm the contractual delivery wording and available remedies with your independent adviser so you understand what each date commits the parties to do.
Match the calendar to your income pattern
Choose a schedule by looking at the months when payments will leave your account. If your income varies through the year, a low average payment can hide an awkward due date. Mark periods when travel, business expenses or household commitments are already likely to use more cash.
Then compare your available funds against the largest combined payment month, including maintenance or furnishing if they overlap. Retain a reserve that reflects your circumstances. If the schedule feels tight before purchase, ask whether a different available apartment or written payment structure would fit better.
Read the early-payment, late-payment and cancellation provisions before treating a plan as flexible. The UK government’s general overseas buying guidance supports seeking independent legal advice. Your adviser should assess the actual agreement. A sales discussion can introduce an alternative, but the revised amounts and dates need to appear in the approved written terms for your selected apartment.

Request a schedule you can use from day one
A useful final schedule is simple enough to follow without reconstructing the sales conversation. It should identify your apartment, agreed price, deposit treatment, remaining balance and each payment’s due date. Ask whether any reservation amount is credited towards the deposit, and record the answer alongside the total already paid.
Keep a running balance and retain the receipt or confirmation for each payment. Set reminders ahead of transfer dates, allowing for the bank’s processing arrangements. If payment instructions change, verify the revised details through an established contact before updating your records.
