Prepare a plain-language record of the proposed buyers, their intended contributions and how they expect decisions to be made. Ask an independent Egyptian lawyer to explain what ownership structure and documentation are appropriate for the property and the people involved. Do this before treating an informal split as an established legal arrangement.

Give the lawyer your practical plan and request clear advice on whether it can be implemented. Ask them to identify questions requiring separate tax, inheritance or home-country advice. Paying part of a purchase price, holding keys and being named in particular documents are matters to explain precisely, not assumptions to leave between the buyers.

Make the calendar and spending rules practical
Agree how far ahead stays can be booked, how popular dates are allocated and whether someone can invite guests without attending. Discuss pets, smoking, cleaning and the condition in which each person should leave the apartment. Put owner stays and any proposed rentals into one visible calendar.
Separate purchase contributions from ongoing expenses in your working budget. List regular charges, costs linked to an individual stay and exceptional work such as replacing furniture. Decide who keeps receipts, how often accounts are reviewed and how urgent spending is authorised. Ask your lawyer how agreed obligations should be documented.

Discuss an exit while everyone agrees
People’s travel patterns and finances can change. Discuss what you would want to happen if one participant wishes to stop using the home, cannot meet an expected contribution or wants to leave the arrangement. Ask your lawyer what options are legally available and how any agreed process can be recorded.
Raise the valuation process, responsibility for costs, decision deadlines and the handling of disagreements. Ask for advice on significant personal events affecting a participant; these deserve individual legal consideration rather than a borrowed template. The aim is to make difficult conversations more manageable if they become necessary.
Hypothetical example: two siblings initially plan equal holiday use. Later, one expects to spend much longer in Hurghada. Their early discussions have already identified a process for reviewing use and expenses, so they have a clear agenda to take back to their adviser instead of starting with conflicting assumptions.
