Define what arrives with the apartment
Create a room-by-room inventory of what is included in your purchase and what remains to be supplied. “Finished” and “furnished” are not detailed inventories. Record appliances, light fittings, curtains, storage, bedding and kitchen equipment individually, with their installation status and the party responsible.
Use our room-by-room handover checklist to keep condition issues visible alongside your shopping plan. If an item should be supplied or corrected under your agreement, clarify that responsibility before buying a replacement yourself. Your setup budget should pay for your choices and agreed obligations, while outstanding handover work remains a separate documented conversation.
Buy for the first night before buying for the photograph
Group purchases into essentials, useful additions and optional upgrades. Essentials are whatever your household needs to sleep, wash, eat safely and secure its belongings. A statement wall or matching terrace accessories can wait until you have lived with the space. Confirm delivery, fitting and disposal arrangements in the quote, rather than assuming that the sticker price is the final bill.
Measure doorways, lift access and furniture positions before ordering. Plan who will receive each delivery if you are abroad. One properly coordinated visit can be more useful than several rushed trips, although any travel saving should come from your own itinerary, not a promise in the budget.
Keep a short decision log for substitutions. If the specified model is unavailable, approve its dimensions, capacity, warranty and final fitted price before delivery. This protects your budget from small changes accumulating while the apartment is being prepared.
The first-quarter cost of living in Hurghada
The example below deliberately separates one-time spending from routine living. It assumes a hypothetical buyer has already funded the property purchase and its separately agreed transaction and handover obligations. The allowances describe cash timing; they do not estimate local furniture prices or a standard cost of living.
Across the three months, setup spending totals €2,700 and ordinary living totals €1,950. The combined €4,650 does not mean the household needs €1,550 every month forever. Once setup ends, this invented routine allowance is €650 per month. Conversely, a quiet third month does not erase a large first-month cash requirement.
| Period | One-time setup | Routine living | Cash needed |
|---|---|---|---|
| Month 1 | €1,800 | €650 | €2,450 |
| Month 2 | €600 | €650 | €1,250 |
| Month 3 | €300 | €650 | €950 |
| 90-day total | €2,700 | €1,950 | €4,650 |
Excludes purchase price, transaction costs, travel and separately agreed handover charges. Add your actual obligations and an accessible contingency before committing.
Track activation dates and repeat charges
For every service, note the installation or activation expense, billing start, payment method and whether it renews automatically. Keep receipts and meter details together. Internet is a useful example: the equipment, connection arrangements, package allowance and ongoing subscription are separate checks. Confirm building availability before relying on any advertised plan.
The official WE Space page describes packages and add-on options; review the provider's current terms for your address. Write down which bills you must continue paying while away. A service that starts before you move in still belongs on the cash calendar, even if you have not begun enjoying it.
Use the first month to improve the next two
Keep setup receipts apart from ordinary shopping. Tag transactions when you pay rather than reconstructing everything later. After the first occupied month, review food, transport, utilities and discretionary spending against your original assumptions. Identify whether each difference reflects a one-off event, a personal habit or a property feature.
Do not annualise a short arrival period filled with restaurant meals and shopping. Equally, do not delete inconvenient recurring costs by calling them “settling in”. The Egyptian regulator's appliance-efficiency resources can help you review everyday equipment use while actual bills build a more reliable picture of your home.
Reach day 90 with a settled household plan
By the end of the quarter, aim to have a completed inventory, a folder of warranties and receipts, a list of unresolved items and a realistic monthly baseline. Move unfinished optional purchases into a separate future-project list. They should not obscure the spending required to keep the apartment comfortable today.
If you are still comparing homes, our furnished or unfurnished property guide helps frame the setup trade-off. Ask for an inclusion list and a dated move-in plan for each candidate. The better choice may be the apartment whose first months you can organise confidently, even when another listing initially looks simpler.
Your buyer checklist
- Get a written inventory of included items and installation status.
- Separate unresolved handover work from owner-selected upgrades.
- Schedule delivery, access and the person receiving each item.
- Record activation costs separately from subscriptions.
- Review actual routine spending at the end of each month.
