Make “air conditioning included” specific
Request an equipment schedule for the exact apartment. It should identify the rooms served, manufacturer, model, stated capacity, controls and whether supply, installation and commissioning are included. For an unfinished home, ask when this schedule becomes final and how substitutions will be agreed.
Do not choose capacity simply by selecting the largest unit. The US Department of Energy’s guidance on proper HVAC sizing explains that equipment selection should follow assessed heating and cooling loads, and that oversized systems can waste energy and compromise comfort. Check comfort inside the actual Hurghada apartment

Use the normal controls and observe from accessible positions. Note unusual noise, visible staining beneath an indoor unit, missing remotes or a room that remains uncomfortable. Let the seller demonstrate the equipment and have unresolved issues inspected professionally.

Build a realistic cooling ownership plan
For a resale apartment, ask for available service records and recent electricity bills, together with the occupancy pattern behind them. Bills from an empty home offer little guidance for an owner who expects to occupy every room. Treat past bills as context, not a forecast or a guaranteed saving.
