Define the service your Hurghada home actually needs
Start with a task list. Separate care of an empty apartment from guest management, advertising, cleaning, repairs and administration. Ask who performs each task, what is included in the main fee and which services are charged separately. Identify the named company responsible for the agreement and the contact who handles daily issues.
Our home-care guide for overseas owners helps identify practical needs. Turn those needs into a service schedule with visit frequency, reporting expectations and escalation contacts. If rental management is included, have a qualified local adviser confirm the requirements for your intended use; the existence of a management offer does not itself establish permission to rent.
- Compare the calculation behind a fee, as well as the percentage.
- Request a sample owner statement and written approval limits.
- Establish account access, owner-use arrangements and exit steps early.
Ask what the quoted fee is calculated on
A percentage is incomplete without a defined base. Ask whether it applies to the booking total, accommodation revenue, money received after platform charges or another stated amount. Clarify the treatment of cleaning payments, refunds, discounts, cancellations, payment-processing costs and any taxes or other applicable charges.
Request a worked example showing one ordinary booking and one cancelled or refunded booking. Use the same hypothetical inputs when comparing providers, with amounts displayed consistently in EUR for your own comparison. Ask how currency conversion is recorded where a transaction uses another currency. The objective is to understand the cash movement, not to treat an illustrative example as a forecast.
Read a sample owner statement before signing
Ask for an anonymised statement showing reservation dates, money received, deductions, invoices, any retained reserve and the balance paid to the owner. You should be able to follow one booking from the calendar to the payment and then to your statement. Establish how often reports arrive and when available funds are transferred.
Clarify whether the statement reports bookings, cash received or both, since these can fall in different months. Ask how deposits and disputed charges are recorded and how you raise a query. Financial reporting should remain useful during a quiet month too: you still need to see service charges, spending and the condition of any reserve held on your behalf.
Set owner control over dates, prices and access
Agree how you reserve your own dates, how far ahead notice is needed and what happens if you request dates already sold to a guest. Discuss who may approve discounts, longer stays, refunds and changes to house rules. Decide which matters need your approval and which the manager can handle within an agreed boundary.
If your apartment is listed on Airbnb, its official co-host permissions guide distinguishes different levels of listing access; platform permissions do not replace an agreement about the service itself. Clarify who owns the listing account and which permissions are appropriate. For other platforms or direct bookings, ask the same practical questions using their actual account arrangements.

Create a repair-approval process that works at a distance
Set a spending limit for routine work and distinguish it from a defined emergency process. Ask how you will be contacted, what happens if you are temporarily unavailable and what evidence you receive afterwards. Agree whether larger jobs need competing quotations and how replaced items are recorded.
Check how this service interacts with the resort’s own arrangements using our guide to resort maintenance costs. Separate your manager’s work from building maintenance and any contractor’s invoice. Ask about contractor selection, related businesses and markups. Clear disclosure makes it easier to assess a service on the work performed and the total amount charged.
Read the exit process before choosing the provider
Ask your independent lawyer to review the contract’s duration, renewal, notice, termination charges and dispute provisions. Work through the practical handover too: keys, access cards, inventories, financial records, outstanding repairs and any future reservations. Agree who communicates with guests and which obligations continue after notice is given.
Record what happens to account permissions, listing photographs, lawful access to relevant records and money still awaiting settlement. Avoid assuming every platform asset can be transferred; check the applicable platform rules. A clear exit plan supports an orderly relationship from the start. Hurghadians Property can help you compare ownership options and request management information, while you assess the proposed agreement against your own needs.
